General estimations is available also on line for commercial and residential projects. We are competitive and we offer high design quality.

Architectural Services are split into Work Stages as identified by the RIBA as follows:

    • RIBA Work Stages AB - Appraisal and Briefing

    • RIBA Work Stages CD - Outline Proposals and Detailed Proposals for inclusion with a Planning submission

    • RIBA Work Stages E - Final Proposals, detailed design and co-ordination for inclusion with a Building Regulations application

    • RIBA Work Stages F - Production information - Construction detailing produced in support of Stage G documentation

    • RIBA Work Stages G - Tender documentation - production of a written Specification including Preliminaries, Materials and Workmanship and the Work

    • RIBA Work Stages HJKL - Tender Action, Mobilisation

Architect's Fees as Designer

The fees RIBA work stages the Stages. If you have already an estimated cost you can use our quotation on line for free. We would normally quote our fees as a percentage of the construction costs, apportioned to each stage.

£65.00 per hour Identify and clarify project objectives and determine the best way of proceeding.
Design Brief
Option Appraisal / Feasibility Study Identify constrains and key requirements.
30% of the fee Outline design / Prepare Project Programme / Identify requirement for additional consultants.
Design Development
Receive design/cost input and develop design solutions. Planning Application
Technical Design
20% of the fee Consult statutory authorities (and others) on developed design proposals as necessary.
Production Information
25% of the fee Prepare co-ordineated production information. Identify and complete outstanding production information.
Tender Documentation
Issue production information for preparation of tender pricing document and pre-tender estimate.
Tender Action
25% of the fee Provide tender documents. Assitst with appraisal of tenders and any negotiations with authorised tenderers.
Provide and issue production information. Brief site inspectorate.
Construction to Practical Completion
Make site visits and report to Contract Administrato. Receive specified data from contractor. incorporate in Building Owner's Manual.
Post Practical Completion
Make pre-final inspection and schedule of defects and incomplete works. Advice on action for defects. Make final inspection.

Ethical Fees

Sometime we carry out feasibility studies with special discounts with a contract value below £500.000. We have attached a standard percentage linked to the contract value in oderd to give a more detailed information to our clients and competitors. We believe that be clear is fundamental.
